14-95 Site Plan--Contents

  1. (1) The site plan shall show the following:
    1. (a) Name of development or address.
    2. (b) Name and address of owner of record and the applicant.
    3. (c) Present zoning of the site and abutting property.
    4. (d) Date, scale, and north point with reference to source of meridian.
    5. (e) Courses and distances of centerlines of all streets and all property lines.
    6. (f) All building restricting lines, highway setback lines, easements, covenants, reservations, and rights-of-way.
    7. (g) The total land area.
    8. (h) Topography of existing ground and paved areas and elevations of streets, alleys, utilities, sanitary and storm sewers, and buildings and structures. Topography to be shown by dashed line illustrating two-foot or five-foot contours, as required by the public works director or his designee, and by spot elevations where necessary to indicate flat areas, as based on USC and government survey datum.
    9. (i) Three spaces for the signed approval of each reviewing department of the city.
  2. (2) The site plan shall show the location of the following, when existing:
    1. (a) Sidewalks, streets, alleys, easements, and utilities.
    2. (b) Buildings and structures.
    3. (c) Public sewer systems.
    4. (d) Slopes, terraces, and retaining walls.
    5. (e) Driveways, entrances, exits, parking areas, and sidewalks.
    6. (f) Water mains and fire hydrants.
    7. (g) Trees and shrubs.
    8. (h) Recreational areas and swimming pools.
    9. (i) Natural and artificial watercourses.
    10. (j) Limits of floodplains.
  3. (3) The site plan shall show the location, dimensions, size, and height of the following, when proposed:
    1. (a) Sidewalks, streets, alleys, easements, and utilities.
    2. (b) Buildings and structures.
    3. (c) Public sewer systems.
    4. (d) Slopes, terraces, and retaining walls.
    5. (e) Driveways, entrances, exits, parking areas, and sidewalks.
    6. (f) Water mains and fire hydrants.
    7. (g) Trees and shrubs.
    8. (h) Recreational areas.
    9. (i) Distances between buildings.
    10. (j) Estimates of the following:
      1. (i) Number of dwelling units.
      2. (ii) Number of parking spaces.
      3. (iii) Number of loading spaces.
      4. (iv) Square feet of floor space.
      5. (v) Number of commercial or industrial tenants and employees.
      6. (vi) Plans for collecting stormwater and methods of treatment of natural and artificial watercourses including a delineation of limits of floodplains, if any.
      7. (vii) Proposed grading, surface drainage, terraces, retaining wall heights, grades on paving areas, and ground floor elevations of proposed buildings and structures. Proposed topography of the site shall be shown by two-foot contours as required by the public works director or his designee.
  4. (4) The site plan shall include an adequate erosion control plan which meets the specifications of this chapter.
