SUBJECT: Public Works Facility

Background
Council originally approved a total contract amount of $2,515,000.00 with Integrated Properties for the

Public Works Facility construction project. The final amount to be paid by the City to Integrated Properties
will be $2,516,215.00 once the final payment is made. This results in an overrun of $1,215.00.

The cause of the overrun was due to a change in the floor coating applied to the concrete floor in the
administrative building. The original product installed was not durable enough to withstand the type of
foot traffic our building gets. As a result, a second product was applied which is much more durable and
should give improved long lasting results.

However, it should be noted that during the course of construction a dispute arose over areas which had
been called out to receive paint. After discussing the issue, the architects accepted responsibility for this
error and applied a credit of $6,028.60 toward the professional services fees. Therefore if you take both
contracts into consideration the project came in $4,813.60 under what was approved for both contracts.

Action Item

We recommend Council approve an amendment in the amount of $1,215.00 to the contract with
Integrated Properties so that we can close out this project. This increase will be more than offset by the
credit mentioned above as provided by the architectural firm.
