See below for some quick take off / estimates for the Ingleside Pickleball overlay. As we
discussed yesterday, there would need to be some design decisions made regarding the
renovation. We may want to go ahead and fully remove the posts to better access and
resurface the whole court area. | included a 5% contingency on all contractor supplied items. |
didn't include shade structures (115k), but that can be added if desired and potentially
installed in house to save mark up.

Clearing/Grubbing - AL $15,000. Typical line item that contractors use for site prep.

Clearing/grubbing/mobilization. Site prep which includes removal. Demolition is also a factor.
Prep work for making a lay down area to put all of their equipment.

Parking lot and sidewalk - $105,000. This has contingency

Removal and replacement of sidewalk (access) - 2,900 sf @ 10/sf - $29,000

Fencing (remove / replace approx. 10' perimeter) - 670 If @50/If - $33,500

LED upgrades (both tennis / pickleball) - $125,000. Lighting number from Musco from our
original pickleball numbers. If they are only replacing the light fixtures, 4° high fencing - 420 If
@ 60 / If - $25,200.

Court surfacing (asphalt and sports coating) 27,000 sf @ 6/sf - 162,000. $6/square foot is on
the high side but this is a number for contingency. This is to accommodate for any unforeseen
circumstances.
