AND BEING a part of the same property conveyed to Teresa Louise
Vincent by Deed recorded in Deed Book 16-D, page 489, in the
Register of Deed’s Office for McMinn County, Tennessee, to which
reference is here made.

SUBJECT to any existing easements and rights-of-way, visible or
not -

Any real property taxes assessed to the area conveyed herein for
the year 2022 shall be paid by the Grantor. Any 2023 real
property taxes shall be paid by the Grantee.

with the hereditaments and appurtenances thereto appertaining, hereby
releasing all claims to homestead and dower therein.

TO HAVE AND TO HOLD the said premises to the said Grantee, its
successors assigns as an estate in fee simple forever.

AND THE SAID Grantor, for herself and for her Heirs, Executors and
Administrators, hereby covenants with the said Grantee, its successors and
assigns, that she is lawfully seized in fee simple of the premises above
conveyed and has full power, authority and right te convey the same, that
said premises are free from all encumbrances whatsoever, and that she will
forever WARRANT AND DEFEND the said premises and the title thereto against
the lawful claims of all persons whomsoever.
