IV. I.  Rezoning for 2201 Decatur Pike from B -3 Intensive Business District to R -2 
Medium Density Residential District 
 
Overview 
Due to a lack of interest in the 1.08-acre city-owned property located at 2201 Decatur Pike  at 
Regional Park which is presently zoned B-3 (Intensive Business District), Council approved to 
rezone this property to R-2 (Medium Density Residential District) during their regular session on 
August 19, 2025 to generate additional interest.  
 
The Athens Municipal Regional Planning Commission, at its meeting  on September 2, 2025, 
unanimously voted to recommend approval of the proposed rezoning. A staff report is attached 
for reference. 
 
The first reading of the rezoning ordinance will be during the September 16, 2025 regular session 
and a public hearing and second reading will be advertised for the October 21, 2025 regular 
session. If the rezoning is successful, staff will revise the minimum bid amount that is reflected 
in an updated appraisal and conduct another competitive  sealed bid process to dispose of this 
unwanted city-owned property.  
 
Action to Consider 
Consensus is needed to move this item to the September 16, 2025 regular session for first reading 
of the rezoning ordinance.
