Light Remodel to include - removal and repair/replacement of existing materials such as
damaged wall board, damaged flooring, damaged ceiling elements, wall coverings/ finishes,
floor finishes/coverings, ceiling materials and finishes, door hardware. Also includes
replacement of existing equipment and fixtures which serve the same purpose.

Medium Remodel to include — (In addition to the elements listed above) reconfiguration of
space including the addition doors, walls, windows, existing HVAC, lighting, and electrical
systems.

Heavy Remodel to include - (in addition to the elements listed above) the reconfiguration of

plumbing system elements as well as the extension of HVAC, electrical, plumbing systems and
additional equipment installation.

Estimate for remodel construction as follows:
a. Light -S75/ SF
b. Medium - $100/ SF
c. Heavy - $125/ SF
Re-roofing estimated at $182 per square for 10 squares.
Replace existing windows with same size/ function new double panel wood/ viny! clad
Replace lower level garage door with new fiberglass, sectional, 9’x7’ door.
Estimate for 2 —9’-0”x 7’-0” areas at $100/ sf.
Ramp estimated at -S50/ SF for 180 SF (40 LF x 4.5’ width).

. HVAC replacement of 5 ton unit and 1.5 ton split system unit. Includes cleaning existing ducts.
. Replace existing service with new 150 A service.

. 1X12” board and batten stained with 1” furring strips — 395 SF at $9/ SF.
. Two coat paint over existing masonry - 2000 SF at $1/ SF.
. Front canopy 3ft x 20ft.

. Patio repair estimate at 20% of 277SF plus new 56 SF landing at 21.50/ SF.
. Estimate based on paved lot with 9 standard and 1 full Handicap parking spaces and associated

drive surface.

Estimate based on 88 LF of 5ft wide sidewalk

Replace existing retaining walls — 24ft x 4 ft x 2 walls = 192 SF at 23.50/ SF = $4512. Add 1’x2’
concrete footing under each wall for 4 CY at $695/ CY = $2800. Add for demo of existing.
Architectural/ Engineering services set by previous agreement.

Topographic survey to include site topography, utilities sizes, locations and inverts and boundary
legal survey and road access.

Soils geotechnical report for existing site soils strength and building foundation requirements
Costs for independent testing for concrete, soils, concrete block, steel, etc.

Cost for potential hazardous materials testing.

Local review fees if required. The City may potentially reduce or waive these fees.

Furniture and office equipment estimate set at $5/ SF.

Construction contingency set between at approx. 5%-6% of estimated construction cost.
