 Phase 2 Design Services through Bidding

Dear Mr. Dowling: 
 
Following the completion of Phase 1 programming for the new Fire Station No. 3, we are pleased to present 
our proposal for Phase 2 design services. This next phase will include full design and documentation to 
prepare bid-ready construction documents, followed by construction administration services after bidding. 
 
Scope of Basic Services for Design & Procurement of Phase 2 
We will provide architectural, interior, structural, civil, mechanical, electrical, plumbing, fire protection, and 
basic low voltage (IT/AV) design, along with two coordinated cost estimates. Following the construction 
documents phase, we will assist the City with bidding the project and procuring a Contractor. 
 
Compensation 
The total fee for this phase is $410,150, inclusive of reimbursable expenses as stated in our Owner Architect 
Agreement and based on 6.5% of the estimated construction cost. The distribution of the fee will be as follows: 
 Design through Bidding (80%) – $328,120 
 Construction Administration (20%) – $82,030 
We understand the City is requesting us to move forward with Design and Procurement/Bidding Services at 
this time. The Construction Administration Services will be authorized at a later date through a separate 
Notice to Proceed. 
 
Schedule 
The anticipated design schedule is: 
 Schematic Design and Design Development - Four (4) months 
 Construction Documents - Three (3) months 
 Bidding/Procurement - One (1) month
