4. The primary mechanical equipment would be replaced and the existing ductwork would 
be reused and modified if needed for any room reconfiguration. 
5. The primary electrical panels would be replaced and additional receptacles would be 
located as needed. The panel would be sized to accommodate any new addition. The 
existing lighting would be replaced with new LED lighting throughout the renovated 
spaces. Emergency lighting needs will be addressed to accommodate the current code 
requirements. 
6. Plumbing fixtures would be replaced to accommodate ADA accessibility and sensor 
technology. 
7. The sidewalk area at the front entrance will need to be reconfigured to accommodate 
ADA accessibility. The public and private restrooms will have to be renovated to 
accommodate ADA accessibility. Egress and approach to the renovated areas will have 
to be renovated to ensure proper access. 
8. Site, landscaping, utilities, and parking will need to be reconfigured to accommodate 
any building addition. 
To accommodate the programmatic needs of the city two floor plans were developed to study 
layout, adjacencies and cost. 
Scheme 1 is a single-story addition that would expand the existing building on the south side 
by approximately 3,700 sf. This would require removing the existing park lot and any 
associated utilities to accommodate the building addition. This location will allow the building 
to be structural separated and also allow the addition to be constructed with minimal 
disruption to the existing facility. The new addition would house the new community 
space/court room and allow for a dedicated exterior entrance to help with security and access 
currently lacking in the existing facility. Other spaces include offices, restrooms, and a new 
main conference room. As these spaces are relocated from the main building, renovations 
can be done to update finishes, MEP items, ADA updates, and minor space reconfiguration. 
The approximate cost associated with this scheme ranges from $2,000,000 to $2,100,000, 
Scheme 2 is a 2nd story addition over the existing 1 si story structure. While this design does 
minimize additional site usage it does require significant structural modifications. The 5,200 sf
