The fiooring finish over the existing concrete slab also has a variety of coverings which include terrazzo (lobby/public areas) carpet (offices) ceramic tile (toilet rooms) and vinyl tile (back of house areas). The condition of the floor coverings vary depending on age and abuse but in general they are overused and dated . The ceilings though out the building consists of decorative acoustical lay-in tile or painted gypsum paneling. The age and abuse of the materia I is causing decay and failure which is reducing the acoustic properties in many areas. 1.4 Structural System The existing structural system consists of exterior and interior load bearing CMU walls with internal steel reinforcement. These walls are supported by continuous concrete footings set below grade. The roof is supported by a reinforced concrete deck over steel deck form which is supported by steel joists. The slab is a steel welded wire reinforced concrete slab on grade with thickened interior areas for load bearing walls. The existing structural system is in good condition with no signs of stress, movement, or failure. There's a section of the building that was originally designed as the operations center which is enclosed by 12" reinforced CMU and is capped with a 12" concrete deck below the roof structure. This area was designed to withstand additional forces and to remain intact during severe storm situations. 1.5 ADA Observations Access to the front door and egress points are currently not accessible due to steps and steep slopes. There is no ADA parking area designated or marked located at the front entrance. The side south entrance does have marked ADA spaces and a ramp to access the side entrance . None of the present toilet f aci I ities comply with the current ADA requirements. The door hardware (lever type required) and the space required forthe approach (to properly function} to many of the required doors do not meet current ADA standards. Building renovat ions and site alterations will need to be provided to comply with current requirements of the Americans with Disabilities Act, (ADA). 2.0 HVAC Systems 2.0 Existing Conditions 30
