the CMU/brick wall around the windows and along the fascia area to highlight certain design elements. Exposed concrete columns along the front and side elevations are used to support the precast panels. There does not appear to be any insulation used in the exterior wall construction and the CMU cores are filled with sand. The walls range in height from approximately 10'-0 to 20'-0". The exterior wall condition is in good shape with no signs of leaking, movement, or deterioration. Some of the existing sealant at the wall to wall transitions are separating and need to be replaced. The roof was originally a built-up roofing system but was replaced in the winter of 1997 with a single ply EPD M rubber member over sloped rigid insulation. The roof slopes and drains to interior roof drains but no overflow roof drains were noted. There are rooftop HVAC units, exposed gas lines, and ventilation fans located on the roof. The perimeter roof membrane is capped by an aluminum fascia gravel guard. There were some areas of ponding water which is a sign of improper slopes which should be monitored. The roof to wall flashing and HVAC units were properly flashed but are starting to show signs of material failure. The gas piping is starting to oxidize and is supported by wood blocks. Although the roof is visually in good condition it is reaching the end of its life which is typically 20 to 25 years. The windows are dark bronze anodized aluminum framing with 1" insulated glazing. The exterior doors are a mix of wood core and metal doors and anodized aluminum and glazing. The windows and doors are not original to the building and were replaced in February of 2018 as part of TVA solar grant. The glazing, framing, and doors function are in good working order. The perimeter sealant needs to be replaced in certain areas due to UV exposure. The three overhead coiling doors serving the fire departments apparatus bay are in fair but operating condition. 1.3 Interior Construction The interior construction is a mixture of CMU walls and steel stud infill which support a variety of different finishes. The interior CMU walls are often load bearing and used in high traffic (corridors) and abuse areas (fire/police areas). A portion of the original structure contained an operations center which was hardened to protect during inclement weather. The interior wall finishes include a wide variety which include marble paneling (lobby), wood paneling (executive offices) painted plaster, wall paper over drywall, and painted CMU. The interior finishes range in condition but in general the majority of them have aged poorly and are outdated with exception of the marble paneling. 29
